I came back every year I could, and in 2021 I moved here for good. I came for the winters and stayed for the summers, like so many before me. I plan to live here the rest of my life, and my heart is fully invested in this community.</h3>I grew up in Colorado. I have 20 years of experience in finance and investments and currently work at Northwestern Mutual. My role involves bringing together stakeholders to find the best path forward, and I know how to read a budget and ask hard questions about spending. Working remotely means I am here full-time, available, and present in this community every day.Over nearly five years as a renter, I have lived in multiple neighborhoods throughout Breck: from higher up on Four O'Clock Road, to a single-family home on Ridge behind La Cima Mall and the Tonopah lot, to now in Tannhauser on Main Street. That gives me firsthand perspective on housing costs, neighborhood impacts, and what it takes to stay here. I have seen up close how short-term rentals shape our community and have benefited from town decisions like short-term rental regulations and the e-delivery program that improve quality of life for locals.I volunteer every year at Oktoberfest, participate in the annual town cleanup, and am active in the Summit County Democratic Party. Those who know me know I spend my free time picking up litter on streets like Ridge and Main, in our parking lots, and on our trails. I would like to see a second town cleanup day added after Oktoberfest, before the snow falls.This past summer, while rehabbing a knee injury, I biked the Blue River Rec Path nearly every day, staying within town limits and noting everything I would work to improve. I was excited to see that the Blue River Pathways Master Plan already reflects much of what I had identified.Our visitors and local businesses are the engine that funds everything we do as a town, from workforce housing to trail maintenance. I want to make sure that engine keeps running and that the people who live and work here share in the benefits.I am running for Town Council to keep Breck livable for locals: affordable housing and childcare so the people who work here can live here, a more boot and bike friendly town, and clean streets and trails. I will show up, listen, and do the homework before I vote. I want to hear from everyone who cares about Breckenridge: long-time residents and newcomers, renters and homeowners, second homeowners, business owners, and the people who work here. We all want the same thing: a town that works.I believe our professional town staff are essential partners in making council decisions a reality, and I look forward to working closely with them. In winter I snowboard and snowshoe; in summer I hike and bike our trails. I would be honored to earn your vote and serve Breckenridge.

A thriving Breck for all who call it home starts with making sure the people who make this town work can actually afford to stay.Building Housing for the People Who Make Breck WorkBreckenridge has led Colorado ski towns in protecting workforce housing and that is something to be proud of. When the Larkspur Apartments opened, hundreds of families applied for just 52 units. A 2023 study found Breckenridge still needs roughly 1,200 more units to fully house its workforce. That tells you everything about where we stand and how much work remains.<ul><li>Complete both phases of the Runway Neighborhood, all 148 proposed workforce housing units, so our teachers, first responders, and resort, restaurant, and retail workers can afford to live here</li><li>Advocate for a redevelopment plan for the Wayside Inn on Tiger Road, jointly owned by the Town and Summit County, which currently houses 38 workforce units in a building over 60 years old. The site has potential for significantly more density and a rebuild makes more sense long term than continued patching</li><li>If Breckenridge Elementary School closes, push the Town to engage the Summit School District early to keep that land in public hands for workforce housing. The Town and District have partnered before, delivering 35 deed-restricted homes through Runway, and that model should be the template</li><li>Support the Housing Helps and Buy Down programs every budget cycle. Housing Helps is our most efficient tool, permanently deed-restricting properties at an average cost of $130,000 per unit</li><li>Explore options to encourage more accessory dwelling units on existing homes</li><li>Support a healthy balance between short-term and long-term rental housing</li></ul>Keeping Families in BreckenridgeHousing alone is not enough. Families are leaving Breckenridge because they cannot find affordable childcare, especially for infants and young children. If we want workers to stay and put down roots, childcare has to be part of the conversation.<ul><li>Expand childcare options, especially for infants and young children, so families can stay</li><li>Support more opportunities for in-home childcare to increase availability</li><li>Work with the town and county to identify and reduce barriers to opening new childcare facilities</li><li>Support efforts to recruit and retain early childhood educators in our community</li></ul>Making Everyday Life More AffordableAffordability is not just about rent. It is about whether the people who live and work here can actually get ahead. Smoke, evacuations, and potential property loss would be devastating for our community and our economy, not just for a bad season but potentially for years. Reducing that risk is urgent work.<ul><li>Support full completion of the Blue River East Hazardous Fuels Reduction Project, an active 83-acre fuel break targeted for completion in 2026</li><li>Stay actively engaged in the Summit County Community Wildfire Protection Plan and push for it to stay current</li><li>Expand defensible space programs to specifically target HOAs and multi-family properties, partnering with Red White and Blue Fire Protection District and Summit Fire and EMS for free home assessments</li><li>Aggressively pursue state and federal wildfire mitigation grants, including the Community Wildfire Defense Grant which can fund up to $10 million for projects within an existing Community Wildfire Protection Plan</li><li>Promote wildfire mitigation standards, including Firewise USA® and the Colorado Wildfire Resiliency Code, so homeowners and HOA boards can document mitigation work and potentially access better insurance rates, keeping HOA fees lower for workforce residents.</li></ul>Closing the Recycling GapThe 2022 SustainableBreck Plan set a target of 40% waste diversion by 2035. We are currently at 21% and the gap is real. SustainableBreck gives us the roadmap. Now we need to close the recycling gaps that remain.<ul><li>Work with town staff to get every business and HOA across the finish line on recycling access</li><li>Add clear recycling signage at bins in STR properties so guests know exactly what to do</li><li>Support adding glass to single-stream recycling as soon as Summit County is ready</li><li>Expand food scrap composting for restaurants, one of the heaviest and most divertible parts of our waste stream</li><li>Advocate for stronger construction and demolition waste diversion when homes are scraped and rebuilt</li></ul>Cutting Emissions and Expanding Clean EnergyThe town has made real progress: 47% community renewable electricity against a target of 100% by 2035. The gap that remains is natural gas, which has barely moved. Building electrification is the primary tool to close it.<ul><li>Lead outreach on the Mountain Energy Project, an Xcel Energy program offering significant rebates for heat pumps, heat pump water heaters, and appliances, with enhanced rebates for income-qualified households</li><li>Promote HC3's EnergySmart Colorado program, which offers free energy coaching and rebates to help any resident navigate upgrades</li><li>Work with town staff to develop outreach campaigns targeting STR and hospitality networks, where natural gas use is highest</li><li>Ensure new workforce housing is built all-electric to meet the town's 2027 net-zero housing stretch target</li><li>Transition town buses to hybrid, a practical step forward that works reliably at altitude</li><li>Expand EV charging throughout town, including an additional supercharger, and improve enforcement to keep charging stations clear for EVs</li></ul>Protecting Our WatershedAccording to the town's own SustainableBreck Snapshot, water demand is up 87% over the 2016 baseline, against a target of 10% reduction. This winter, the Upper Blue River Basin entered 2026 at roughly 54% of median snowpack. This is not abstract to me. I bike the Blue River Rec Path in summer and walk it in winter.<ul><li>Work with town staff to launch targeted enrollment campaigns for the WaterSmart portal, so second-home owners, property managers, HOAs, and high-use businesses can access daily usage data and catch leaks early</li><li>Partner with STR owners to increase WaterSmart enrollment so every property has the tools to monitor and reduce water use</li><li>Lead community education on watershed protection, including proper road salt application: one teaspoon permanently contaminates five gallons of water</li><li>Publicly report WaterSmart enrollment rates so we can measure whether our conservation tools are actually working</li></ul>The Bottom LineWe live in one of the most beautiful alpine environments on earth. Breckenridge has made serious commitments to protect it. I will make sure we follow through on every one of them.
